Q. How do I get financing for my new home?
A. Aburton Homes Inc. has developed a stable relationship to offer you a wide range of Banks, Mortgage Companies and Programs to suite your needs. On site financing is available at certain times of business. Please ask your New Home Consultant. With Harbor Federal, Bank of America, First National, Fidelity Federal Bank and Trust, Riverside Bank, Coast Bank, Indy Mac Bank, Sun Trust Mortgage, Chase, Crown Bank and Premier Mortgage are all approved lenders with our Company.
Q. What is a notice of commencement and do I need one?
A. By Florida law no commencement of construction is allowed until the notice is recorded at the County Court House. This document states the Owners Name, The Lending Institution, if applicable, as well as the Builder of the new home.
Q. What is a CP. loan or Construction Loan and how does it work or help me?
A. The term C.P. loan is used for financing the construction of a new home. This type loan allows the builder to obtain draws from the bank during construction and the lender inspects the work to confirm that it is completed before funding is released. The borrower pays interest only payments on funds used during construction. This payment is small at the beginning and gradually increases as the home proceeds. Once construction is completed the actual mortgage payment begins.
Q. What is the term Lot Prep Allowance with Aburton Homes Inc.
A. Lot prep is the allowance placed in the contract to Clear, Fill and Compact the soil for construction. Every lot or home site varies in size, vegetation and elevation. The municipalities or Health department sets the F.F.E. or finish floor elevation. This F.F.E. establishes how much fill your lot will need. Aburton Homes Inc. provides a free service to acquire these estimates on your lot prep. These estimates sometimes include some of the grading work as well during construction. These amounts are subtracted from your estimate as Aburton Homes Inc. already has a grading package in the home price after the home is started, Please Keep in mind normally no additional fill will be required to complete your home however more may be required for the home site to obtain adequate drainage per local municipalities.
Q. How long will it take to get started?
A. Upon completion of the Color Selection Process and the completion of all changes, the architectural plans usually take about 3-4 weeks for completion. Should you have chosen one of our many standard designs they are completed in about 7-14 days. Once final plans are approved and your final sign off is complete the Aburton construction staff now will process the plans and have job sheets to the lender within 3-4 days from receiving them. The lender will now begin their appraisal and loan closing process and shall order the title work for the loan. This process generally takes about 14 days. The Aburton construction department will also order the surveys, begin the permit process and receive estimates on your clear and fill. Upon closing and once the building permit is obtained we can commence construction on your new home. |
